What is Affordable Housing?

  • The U.S. Department of Housing and Urban Development (HUD) defines housing affordability for a household as paying no more than 30 percent of the annual income for housing-related costs. Families who pay more than 30 percent are considered burdened, and those who pay more than 50 percent severely burdened. Using this general guideline, a family making $60,000 a year should spend no more than $1,500 a month for rent and utilities. Alternatively, if this same family were to spend their housing budget on mortgage, property tax, and home insurance, (excluding utilities and maintenance costs), it would be able to afford a $250,000 home, assuming the full 20% ($50,000) downpayment. Clearly, families with higher incomes have greater flexibility in their housing options, while families with lower incomes have limited choices and/or are overburdened with housing costs.

Weatherization Assistance Program

  • The Alaska Community Development Corporation (ACDC) administers the Low-Income Weatherization Assistance Program and is currently serving Sitka. Improvements include air-sealing, carbon monoxide testing, exterior doors, heating safety and repair, insulation, ventilation, windows, etc. Download an application today!   • The HOME Opportunity Program (HOP) still has funding to assist with your purchase needs. Visit the HOP page for program details and information.

    Alaska Housing Finance Corporation (AHFC) will be in Sitka the 12th and 13th of May to present the HOMEChoice workshop. This FREE 8 hour course helps prospective home buyers work their way through the decisions and steps that buying a home can entail. The course is a requirement to be eligible for HOP assistance.
